Pressure Washing

Pressure washing removes dirt, mold, mildew, algae, and grime from exterior surfaces. In Florida, everything grows green if you don't stay on top of it. We pressure wash driveways, sidewalks, patios, siding, decks, fences, and the area around air conditioning units where the condensate drips.

Pressure settings matter. Concrete and brick can take 3000+ PSI. Vinyl siding needs 1500-2000 PSI or you'll crack it or force water behind it. Wood decks and fences get 500-1200 PSI with a wide-angle nozzle — too much pressure gouges the wood and raises the grain. We use a cleaning solution for mold and mildew, let it sit for a few minutes, then rinse it off.

Driveways and sidewalks come clean fast, but the runoff has to go somewhere. If your driveway slopes toward the house or the street, we manage the water so it doesn't flood your garage or wash mud into the storm drain. Oil stains need degreaser and sometimes a second pass. Rust stains from sprinklers need a different chemical — pressure alone won't touch them.

Siding gets washed from the bottom up to avoid streaks, then rinsed from the top down. We don't aim the spray up under the siding or around windows — that's how you get water in the walls. If the siding is painted and the paint is already peeling, pressure washing will take more of it off. We'll let you know if that's the case before we start.

Decks need to dry for 48 hours after washing before you can stain or seal them. If you're planning to restain, we'll schedule the wash a few days before the stain work so the wood has time to dry out completely. We don't pressure wash composite decking at high pressure — it damages the surface. Composite gets a gentle wash with a cleaning solution and a soft brush.
