Pressure washing in Florida is constant because mold, mildew, and algae grow year-round in the humidity. We wash driveways, sidewalks, patios, siding, decks, and fences. The key is using the right pressure and technique for the surface — concrete can handle high pressure, but vinyl siding, wood decks, and painted surfaces need lower pressure or you'll strip paint, gouge wood, or force water behind the siding.

Concrete driveways and sidewalks get the highest pressure. We use a surface cleaner attachment for even cleaning and to avoid the streaky "tiger stripes" you get with a wand. Oil stains and rust stains might need a degreaser or acid wash in addition to pressure.

Vinyl siding gets washed with low pressure and a detergent mix. High pressure will force water up under the siding and into the walls, which leads to mold inside. We work from bottom to top to avoid streaks.

Wood decks need careful pressure — too much and you'll tear up the wood fibers. If the deck hasn't been sealed in years and the wood is gray, pressure washing will clean it but it'll need staining or sealing afterward or it'll just gray out again in a few months.

Most residential jobs — driveway, walkway, and house siding — take two to four hours depending on size and how dirty everything is. The results look good immediately, but in Florida's climate, you're looking at washing again in a year or two.

Roof cleaning is a separate service and requires soft washing, not pressure. We use low-pressure chemical application to kill mold and algae without damaging shingles. High pressure on a roof will strip granules off asphalt shingles and shorten their lifespan.

Fence and deck cleaning is often done before staining or sealing. We'll wash away dirt, mildew, and old stain residue, then let the wood dry for a day or two before applying new finish.
